Consider hiring your own stage inspector(s). You may have little protection from lender-driven and governmental (i.e. permitting) inspections. The lender’s inspector most probably will not be conducting quality control inspections, and instead most probably will be looking primarily at the stage of completion in relation to the amount of the draw requested. Further, many loan documents indicate that lender inspections are for the lender’s benefit only, not yours. Municipality inspections may not focus on many quality concerns. Consider hiring your own inspector to perform inspections at critical stages – foundation, pre-drywall (which includes framing and the rough-in of the mechanicals) and final. While this will cost you money it may save a lot of expense and heartache later.
